It captures this as structured output: loan purpose, estimated LVR, employment category, timeline, whether the caller has existing broker relationship, and the recommended next step.

The broker opens the workspace and sees a qualified lead with a profile, not a voicemail that says call me back.

The AI can also schedule the broker consultation, confirm the appointment, and send a reminder. It can handle reschedules. It can flag urgent cases such as a purchase that is unconditional in four weeks.

These are operational tasks. They do not require a licence. They take time away from the conversations that do.

What it cannot do

It cannot give financial advice.

It cannot recommend a lender. It cannot tell a borrower which product suits them. It cannot assess borrowing capacity. It cannot comment on whether a rate is competitive. It cannot promise approval.

These boundaries are not limitations. They are the design.

A well-built mortgage AI voice agent knows what it can say and what it must hand off. It collects information. It does not interpret it.

If a caller asks whether they should fix or go variable, the agent says that is a conversation for the broker. If a caller wants to know whether they qualify, the agent captures the information and books the consultation.

You are employed full-time and looking to settle in the next six to eight weeks. I will make sure the broker has all of this before your consultation. Would Wednesday morning work for that?

The caller says yes. The consultation is booked. The structured output is attached. The broker gets a notification.

The conversation took four minutes. The broker spends zero minutes on admin and thirty minutes on a qualified consultation.

That is the workflow an AI voice agent enables.

Why most mortgage brokers do not have this

The AI voice tools available to mortgage brokers today are general-purpose. They can answer calls and take messages. They cannot run a structured discovery path specific to mortgage broking. They cannot distinguish between a refinance enquiry and a first-home buyer enquiry.
